As
reported by Savills, in the fourth quarter of 2011, the apartment for sale
market saw nine projects with five new projects joining the market.
Accordingly, the total primary supply from 31
projects on sale reached about 10,100 apartments, rising 5% from the previous
quarter. The secondary supply included over 55,000 apartments, of which 53% was
from projects in districts of Tu Liem, Ha Dong and Cau Giay.
In the primary market, the sale price ranged
between 18-61 million dong per square meter. The sale price on the secondary
market also declined due to the low liquidity of the market in the last half of
2011.
The primary demand in the apartment market was
from the final users. Thanks to the downward trend of price, completed
apartments priced at less than three billion dong per unit are attracting more
attention of buyers.
Savills estimated there will be about 65
projects to be launched to the market in the next three years. Of which, 50
projects are predicted to provide about 38,800 apartments to the market.
