Deputy
Minister of Construction Nguyen Tran Nam has proposed to establish a bank
specializing in real estate, according to some sources.
Nam said that this is a
direction to unfreeze capital markets in a difficult context.
Nam also said that capital sources from banks
are being suspended, so the main task set out for 2012 is to find capital
funding for real estate businesses to exist and to go ahead with the
implementation of property projects and recover the trust of people.
Funding for real estate is not just a matter
of businesses, but investors are also concerned. This direction is considered
to unfreeze capital markets, so immediately the proposal of the Ministry of
Construction has received a lot feedback from experts and business leaders in
real estate.
According to Professor, Dang Hung Vo, former
Deputy Minister of Natural Resources and Environment, the establishment of a
bank specializing in real estate at this time is not appropriate and not a
solution for saving capital for the real estate market.
Vo said that the biggest problem at present to
establish a real estate bank is to find where the capital comes from. Real
estate businesses are all very difficult, and even many of them are on the
brink of bankruptcy.
"I think this is not a solution to solve
the current capital constraints," Vo said.
Pham Thanh Hung, deputy chairman of the
Century Real Estate Group (Cen Group) is bringing up a fact that at present
although there are many banks, one of them is not really specialized in a
specific industry.
However, Hung said that if the establishment of
a bank that specializes in real estate, while funds raised from the
shareholders that are the real estate businesses are very complicated. In
particular, the concern is about how the interests of shareholders will be.
Shareholders contribute more capital; the bank will certainly support their
shareholders’ company most.
