Vietnam - Hanoi sets cap on apartment service fees

Service fees at apartment buildings will start at VND2,400 per square meter

Hanoi’s municipal administration has put a maximum ceiling price of VND4,000 per square meters on monthly service fees that apartment buildings can collect from residents.

Service fees will start at VND2,400 per square meter and cover the maintenance of infrastructure, use of elevators and cleaning, news website VnExpress reported Friday, citing the Hanoi People’s Committee.

The fees include value-added tax and profits for businesses.

The fees will be applied for a year beginning September 29. The capital city’s administration, however, said any current agreement between service providers and residents concerning service charges will remain intact.

The decision came after residents of five upscale apartment buildings in Hanoi united for the first time to seek the city administration’s help in preventing service fees from spiking unreasonably.

The residents at 93 Lo Duc, The Manor, Golden Westlake, Keangnam, and Sky City complained that the prices for services were decided arbitrarily.
